Our seller and buyer clients benefit from our in depth neighbourhood  knowledge. We know that an offer negotiation in Roncesvalles Village will likely look very different than one in Burlington. We know that the types of concerns we would look out for in a home that was built in 1920 would be different than a house built in 1967. We know that the questions we research for historical Toronto properties will be different than the set of questions we would have for a Mississauga home built in the 1970s. Life West neighbourhoods are ones we know and love, and we work in these markets daily. We know the trends, we know the market conditions, we know the housing styles, and we love geeking out on these neighbourhood insider details with our clients. 
 

We are full time (plus) real estate agents.

We don't work a desk job and then moonlight as a real estate agent in the evenings. When it comes to real estate we are all in, all the time. We feel our clients deserve someone who is readily accessible and completely invested in helping them, regardless of how long the process takes. We are no stranger to 80 hour work weeks, replying to e-mails at strange hours, and negotiating the heck out of a deal at 1:30am. Hard work brings great results for our clients, and that is always the goal.

We feel you deserve someone working for you who is continually striving to take care of all the details so you don't have to worry about them, to anticipate what you need and then exceed those expectation. We believe in being hands on, doing things properly and proudly. Everything we do is customized. This website is a great example. Every word was written by us, and all the neighbourhood photos were captured by us too. We wanted to make sure the finished project was an exact reflection of our vision down to the tiny details like colours, font, and image selection. Our clients and their homes are treated with the same attention to detail. 
 

We know when to bring in the professionals.

Home photography, print marketing, floor plan design, home staging, home inspections, 3D tour designers, landscapers, electricians, interior designer. We are networked with some really fantastic professionals in their own fields. Part of being a perfectionist means we know when to seek the help from people who are really good at what they do.

We have always believed that our clients deserve our undivided attention. When we are with you, we are fully with you. Phone is away, listening ears are on. We won't be one of those agents who is touring properties with you while chatting on the phone with another client the whole time (we see this in the wild a lot). When we are meeting with you, you have our full focus. We juggle our schedules efficiently so that we can meet the needs of all of our clients, and strive to exceed expectations too. Quality of the client experience always trumps the desire to increase the quantity of clients we work with.

We know it is not about us. It is always about you, and what works best for you and your family. We have earned our client's trust and maintained our integrity by always doing what is right for our clients. Our conscience wouldn't have it any other way. We don't do pushy or cheesy. We think big egos are a major turnoff, and we suspect you feel the same way. We are confident we will exceed your expectations, but have always felt that actions speak louder than words. We believe in providing customized items of value to our clients, not trinkets that are covered with our names and logo that will surely end up in your junk drawer. 


We are research nerds.

We believe clients deserve the whole picture in order to help make their real estate decisions. We love researching, digging up as much useful information as we can. The year a house was built, the year the second storey addition was done, what does the house back onto, what is the local school like, the sales history in the neighbourhood, does the house have aluminum wiring, how long have similar houses been on the market for, will this condo allow your 70lb dog, how long would it take you to get to the nearest hospital or transit station, what is going to be built on the plot of vacant land across the street, who makes the best slice of pizza in the neighbourhood. Highlighting all the details for a property allows us to showcase the home to prospective buyers when we are representing a home seller, and it helps our buyer clients make an informed decision about whether this is the right home for them.   


We love when clients become friends.

We often spend more time with our clients than our extended families through the nature of our work, so we consider ourselves lucky that many of our clients have become really good friends of ours. We value the connection with our client family and love getting to enjoy dinner out together, meet up at a local splash pad with our kids, or help our clients celebrate at their house warming parties, baby showers, holiday parties, and bridal showers. Being referred to our client's friends, family, and colleagues is something we will never stop being grateful for. Great people know other great people, and we are so fortunate that our clients are beyond awesome. 


We play nice with others. 

Having positive and friendly professional relationships with our colleagues is important. Not only because it is nice to be nice, but because it benefits our clients. We truly believe that the saying, "you catch more flies with honey" really applies in real estate. Negotiations are almost always more successful when you take a collaborative approach instead of a combative one. When representing a seller client, we work to build a connection with the buyer's agents by providing them additional information about your home, proactively addressing any questions they may have, keeping them in the loop always. Over the years, our rapport with the seller's agent has helped our clients edge out the competition in a bidding war. Having a positive relationship with industry colleagues means we hear about homes coming to the market before they officially go up for sale, we are more likely to get feedback from an agent after they have showed your home, and we can network with other agents to find a buyer for your home. 


We keep you in the loop. 

You will likely find that you hear from us more often than you anticipated during the home buying and selling process. We are hands on throughout the process of buying your new home and selling your current home, and believe communication is a key component in ensuring a smooth process. We will always communicate using your preferred style. Texts, phone chats, in person chats, e-mail, Facebook Messenger, whatever your choose. After the sale is finalized, we won't just disappear. You can expect reminders such as setting up your utilities, meeting with your lawyer, and forwarding your mail. After your closing date, we keep in touch and are always available to help with any questions you may have, such as what the house down the street sold for or providing a recommendation for a great painter or electrician.


We are tech savvy.

Up at the cottage and you receive an offer for your house? No problem, we can send you the offer to sign digitally while discussing the offer details over the phone. Incorporating digital signatures as part of our services means that clients can accept an offer wherever they are, whether that's at work, on the beach in Saint Lucia, or at home in your pajamas. For our seller clients, we hire a professional photographer and floor plan artist, and create a custom web page to direct all of our online marketing to. The web page paints a complete picture of the details for your property - features and upgrades, what buyers will love most about it, and neighbourhood information. We utilize technology to help make our client's lives easier and more efficient, and help our clients sell their homes faster and for more.
